Septic Inspections in CT & Title 5 Inspections in (MA) are required in order to sell or purchase a property or to transfer the title of a home or business that is currently using a septic system. Often, these inspections are overlooked and the buyer is unaware of the importance of a thorough inspection.
The vast majority of home inspectors are not waste water experts, and it is a terrible idea to have them inspect your system for that reason. Too often, we see home inspectors or unlicensed contractors trying to offer these services to new homeowners at a cheap rate, which ends up costing them thousands in repairs when something fails.
Septic systems can range from $15,000-45,000 depending on the system. It is best to always hire a licensed septic hauler or installer to handle this job. A failed system could end up costing the new property owner thousands of dollars to repair or replace the system.

What We Offer

We gather all available records from the property owner and town hall that are available and on file.

Next, we locate and access your septic tank lids.

We will dig to locate the tank lid and distribution box covers and open each one. We inspect carefully and perform a thorough analysis of your system and its parts to make sure they are all in proper working order.

We check the baffles and both inlet and outlet tees looking for cracks, corrosion, deterioration and any missing parts.

We measure the final grade from the tank lid or access covers to the final grade of your lawn to ensure it meets the standard and is in compliance with the CT DOPH law. CT Department of public health law requires all covers to be within 12” of final grade.

Determine both liquid and sludge levels, and inspect tank when it is full or at current height.

Next, we will add 150-250 gallons of water, then flush toilets and run water back through the system to ensure it’s functioning properly.

Next, we monitor the liquid level once water is added. While doing this, we investigate the drain field to ensure the system is functioning properly. Part of this process includes checking for any effluent, foul odors, green patches or extremely wet areas in the drain field.

Probing the leach field allows us to measure levels and ensure the leach fields are draining properly.

Once the investigation is complete, we pump and clean the tank and filters.

After the tank and components have been cleaned, we use a camera to inspect the system. In doing this, we are looking for cracks in any piping, missing components or anything that could affect the proper function or life expectancy of the system. When checking the tank, we look for any cracks, stress marks, holes or any other visible damage to the tank. We also inspect any piping or components to make sure they are tight and functioning properly with no missing parts.

Once the final inspection is complete, we will notify all the involved parties with the results. A detailed observation report will be generated and issued after all parties involved payments have been submitted and cleared the bank .
Payment is due at the time of inspection.

Inspections do not include septic pumping, pumping of the tank is an additional cost on top of the inspection.
Digging for septic tank lids is needed for a proper inspection and is an additional fee based on the depth and is priced per lid ( 1. inlet required) 1. center lid as needed and the (1. outlet lid required) typically 3 lids on smaller tanks.
Digging for the D-box is an additional fee based on depth.
If depth is greater than 1’-6” a quote will be given for machine to dig , a CBYD will need to be called in (these normally take 5 business days before digging can take place)
All septic inspections are completed following the CT on-site waste water standards and are simply a professional observation not a guarantee or warranty.
